How often should you regrout a shower?
Most showers need regrouting every 8 to 15 years, but the trigger is condition, not age. Regrout when grout is cracking or crumbling, when there are gaps you can catch a fingernail in, or when stains come straight back after a professional cleaning. If the grout is intact and only discolored, a clean and seal is the cheaper fix and it usually solves it.
How often should you recaulk a shower?
Plan on recaulking a shower every 3 to 5 years, and sooner if the bead is cracked, peeling, or has dark spots that do not scrub out. Caulk is the flexible joint where the wall meets the tub or pan, so it moves every time the tub fills and drains. That movement is what wears it out, which is why it fails long before the grout does.
Is cracked grout a cosmetic problem or a real one?
It depends on where the crack is. A hairline crack in the middle of a grout line on a floor is often cosmetic. A crack in a corner, along a change of plane, or around a drain usually means water has been getting behind the tile, and that is structural. The fastest way to tell without opening a wall is a photo. Send one and we will tell you which it is.
Should I regrout or replace the tile?
Regrout when the tile itself is sound and only the grout has failed. Replace when tiles are loose or sound hollow when you tap them, when the substrate behind them is soft, or when more than roughly a quarter of the field is damaged. In most Kansas City bathrooms we look at, the tile is fine and only the grout and caulk have gone, so a regrout keeps the bathroom and avoids a tear out.
How much does grout repair cost in Kansas City?
Repair pricing depends on how much of the field is affected and whether the damage is limited to the grout or has reached the substrate underneath. A small area of cracked grout or a single failed caulk joint is a fraction of the cost of a remodel, and a spot repair is almost always cheaper than a tear out. Why does my caulk keep peeling no matter how many times I redo it?
Almost always because it is going over an old bead, or because the joint is moving more than the caulk can handle. Silicone will not bond properly to leftover caulk, soap film, or a damp surface, and a joint that flexes needs a caulk rated to move with it. The fix is to cut the old bead out completely, dry the joint, and use the right product for a wet moving joint.
